 Dear Member, 

The annual meeting of the Union West II Homeowners Association (HOA) will be held at 7:00 p.m. on July 27^th, 2006 at Liberty Church on Garnett.  At the meeting, we will discuss several issues including nominating Board members and the possibility of hiring out the day to day duties of the Board to an outside agency.

 The Association needs to elect board members for the 2007 fiscal year, which began July 1, 2006.  In order to have a quorum to conduct this business, it is essential that we have at least 50% of the Association members present in person or by proxy.  If enough volunteers for the board cannot be reached, the prospect of using a management company to manage the dues and bills should be discussed.

 If you wish to vote by proxy, you must complete the attached ballot and return it in a sealed envelope to the Association secretary (information below) prior to the meeting.  If you wish to vote in person, please bring the ballot with you to the meeting.   

We will begin taking nominations for Board candidates immediately.  You can call Jason Funk, HOA Secretary (633-3564) with any nominations.  We will also take nominations at the meeting.  Therefore, if you vote by proxy, you may not be aware of all nominees.  The current nominees for the Board of Directors are:

To complete the ballot, check three names on the ballot that represent your vote for Association Board members.  If you return the proxy with no nominee checked, or fewer than three nominees checked, your proxy will still count toward the quorum necessary to conduct business.

 If you desire to have the Association secretary act as your proxy, return your ballot prior to the start of the meeting to:

 The Association is currently in need of volunteers to help on the Social and Architectural Committees.  Volunteers for Secretary and Treasurer are also needed.  We will discuss these at the meeting.

In the past year, 2 of the 3 board members have resigned due to moving out of the subdivision.  Therefore, if you have questions, you may call board member Garry Potter (906-0906) or the Association secretary.  Thank you for your cooperation in this matter.
